How much down payment do you need?

Banks lend only part of a home's price. Under RBI rules, the share they can lend, called the loan to value ratio, falls as the price goes up. Homes up to ₹30 lakh can be funded up to 90%, homes up to ₹75 lakh up to 80%, and costlier homes up to 75%. Enter the price of the home and this calculator shows the minimum down payment and the maximum loan. It also estimates the other cash you need at purchase, such as stamp duty and registration charges. These vary by state, so the figures are marked as approximate. Keep some extra cash for brokerage, moving and furnishing. Your bank may offer less than the maximum based on your income and credit score.

Common questions

What is the minimum down payment for a home loan?
It is 10% for homes up to ₹30 lakh, 20% up to ₹75 lakh and 25% above that, under RBI loan to value limits.
Are stamp duty and registration part of the loan?
Usually not. Banks lend against the home price, so you pay these costs from your own money.
How much is stamp duty?
It depends on the state, and is often between 5% and 7% of the value. Some states give women buyers a discount. Check your state's rate.
Can I pay more than the minimum?
Yes. A bigger down payment lowers your loan, your EMI and the total interest you pay.
